Three Questions Smart Silicon Valley Buyers Ask

Before you fall in love with a house, run it through the same checks Simon runs for his own buyers.

Planning to expand or rebuild?

Same Acreage. A Very Different Decision.

A large lot does not automatically create a large opportunity. Before future potential gets priced into your offer, Simon examines how the site, existing improvements, approval path, and buyer economics work together — an early buyer-side assessment of what must be verified, who should verify it, and whether the opportunity still makes sense after the answers are known.

The 5-point expansion check
  1. Start with net land, not headline acreage. In Los Altos Hills, maximum floor area and development area depend on net acreage and average slope — a current survey and Town worksheet can materially change the buildable picture.
  2. Account for what is already on the site. The residence, garage, secondary unit, pool, patios, and driveways all count toward what is already developed.
  3. Test placement, access, and construction reality. Setbacks, trees, drainage, grading, privacy, view corridors, and equipment routes shape the plan long before finishes are discussed.
  4. Verify the records and infrastructure. Permit history, sewer and water, utilities, and the status of existing secondary space — the approved record can change an attractive concept.
  5. Compare the real alternatives. Expansion, reconfiguration, and full replacement carry different costs, timelines, and resale consequences.

Thinking about future resale?

You May Accept the Compromise. Will the Next Buyer?

A feature can be perfectly acceptable to you and still narrow the buyer pool later. Simon looks beyond taste to the compromises that repeatedly affect demand, market time, and negotiating leverage — a buyer-side test of how durable the property’s appeal will be when the market, the competition, and your reason for selling are different.

The 5-point resale check
  1. Separate personal preference from broad objection. Paint color is taste. A primary suite off the living room, a steep daily driveway, or no practical yard affects many buyers.
  2. Decide whether the limitation is truly correctable. “We can fix it” needs a credible scope and cost — not a wish.
  3. Look at how the compromise affects daily life. Poor circulation, limited privacy, or a dark core matter more after the first impression fades.
  4. Avoid paying twice for the same weakness. Don’t pay as though it’s comparable to a stronger alternative, then fund an improvement that never fully removes the objection.
  5. Stress-test it in a normal market. When inventory improves, the home competes on layout, light, privacy, yard, access, and schools.

Is the location really what it seems?

The Listing Shows the House. Not Always the Experience.

“Quiet street” is not a complete location analysis. Sound, traffic, privacy, and access change by the hour — and by where you stand on the property. Simon’s first question is practical: will the location feel the way you expect on an ordinary Tuesday, not just during a carefully timed showing?

The 5-point location check
  1. Return when the neighborhood behaves differently. Weekday commute, school arrival and dismissal, evenings, weekends — frequency matters as much as volume.
  2. Listen from the places you will actually use. The primary bedroom, work area, patio, pool — open the windows and walk the driveway.
  3. Trace the activity, not just the nearest road. School routes, freeway ramps, deliveries, construction, and shared access can matter even when invisible.
  4. Test privacy in three dimensions. Upstairs windows, terraces, headlights, neighboring additions, seasonal foliage — a hedge is not permanent privacy.
  5. Decide whether the compromise is reflected in value. The final comparison is against nearby alternatives and the future buyers who will notice the same thing.

Questions

Valuation Questions, Answered

Straight answers before you ask.

How accurate is your valuation compared to online estimates?

Online estimates run on algorithms and public records. Simon builds yours by hand from the most recent comparable sales in your exact neighborhood, adjusted for your home’s condition, upgrades, lot, and street — the same analysis he’d use to price your listing.

How long does it take?

Most valuations are delivered within one business day, with a short explanation of the comparable sales behind the number.

Does it cost anything? Is there any obligation?

No and no. The valuation is completely free, and you’re under zero obligation to list with Simon afterward.

What if I’m not ready to sell yet?

That’s fine — most people ask 3–12 months before selling. Knowing your number early helps you plan timing, improvements, and strategy instead of guessing.

What affects my home’s value most in Silicon Valley?

Location within the neighborhood, lot size and usability, school assignment, condition and updates, and current buyer demand at your price point. Simon weighs all of them against the freshest nearby sales.

Do you share my information?

Never. Your details go only to Simon so he can prepare your valuation and follow up. Nothing is sold or shared with anyone else.

I’m thinking of expanding or rebuilding — can Simon help evaluate the lot?

Yes. Simon runs an early buyer-side assessment: net buildable land vs. headline acreage, what’s already on the site, placement and access reality, permit and infrastructure records — before future potential gets priced into an offer. Start with the form above or call (650) 274-1134.

How do I know a home will resell well years from now?

Simon tests the property the way a future buyer will: separating personal taste from objections most buyers share, checking whether limitations are truly correctable, and stress-testing layout, light, privacy, yard, and location against a normal market with real alternatives.
